Gruene Condo and Townhome Communities
Gruene is a historic district inside the New Braunfels city limits, and its condo and townhome inventory is small and concentrated along Gruene Road and the bluff above the Guadalupe River. A handful of complexes account for most of what comes up for sale, with individual townhomes filling in the gaps. Here is how they differ.
Village at Gruene
The original condo complex in Gruene, built in 2008 on a bluff at the edge of the historic district, two doors down from Gruene Hall. Its 23 residences were designed to blend with the surrounding historic architecture, down to the water tower that is actually the elevator. Covered balconies face the river, there is a community pool, and the location puts everything in Gruene within a few hundred steps. This is a waterfront complex, and units change hands infrequently.
Agave at Gruene Rapids
The newest complex in the area, completed in 2023 on roughly two and a half acres of Guadalupe riverfront at 1228 Ervendberg Avenue. Agave is gated, with 15 residences split between single-level units and larger penthouse floor plans, elevator access, private balconies, and direct river access from the grounds. It sits a short walk from the river outfitters and the shops and restaurants of Gruene, and downtown New Braunfels is close enough that many owners get around by golf cart.
Old Mill Resort at Gruene
Located at 1554 Gruene Road, directly across the road from the river and the tube outfitters, Old Mill Resort is not a waterfront complex, which is often reflected in its pricing relative to the riverfront buildings nearby. The two-building community offers a pool, grill and picnic area, and open floor plans built around dual primary suites, which suit both guests and multi-generational use. The second building is considerably newer than the first, so finish level varies by unit.
Townhomes along Gruene Road
Beyond the complexes, individual townhomes come to market in the small platted subdivisions along Gruene Road, such as River Bluff and Kamp Kendrick. These range from newer construction to multi-level riverfront homes, and they typically offer more square footage, fewer shared walls, and lighter amenity fees than a condo, with association rules that vary property by property. Because they are one-offs rather than a single development, they appear in the listings above alongside the condos but should be evaluated on their own terms.

What to Know Before Buying a Gruene Condo or Townhome
Most buyers here are purchasing a second home, an income property, or some combination of the two, and the due diligence is different from a typical neighborhood purchase.
Short-term rentals. Every complex above permits short-term rentals, and many units operate as active vacation rentals, often selling fully furnished. That does not make income automatic. Short-term rental rules are set at two levels, the City of New Braunfels permitting ordinance and each complex's own declaration and HOA rules, and both change. Confirm current city requirements and the complex's rules in writing before underwriting a purchase on rental income, and ask what the association dues include, since some complexes bundle utilities and trash while others do not.
Flood plain and elevation. Riverfront living on the Guadalupe means a flood zone review is part of the process, not an afterthought. Which floor a unit sits on, the building's elevation certificate, and current flood insurance quotes all affect both cost and peace of mind.
