Living in Riada
Riada is a small, established community tucked between FM 306 and the Guadalupe River, a few minutes from Gruene. The homesites are large and heavily wooded, most of them several acres, and the homes on them were built across different decades and in different styles, so the neighborhood reads as a collection of individual estates rather than a subdivision. Some lots back directly to the river. All of them sit behind a gate at the end of Bretzke Road.
The appeal is the combination of privacy and proximity. Gruene's restaurants, live music, and shops are the closest dining and shopping, with the Creekside retail area and downtown New Braunfels a short drive further. Residents get the seclusion of an acreage property without giving up the things people move to New Braunfels for: Wurstfest each fall, the historic downtown, and the Comal and Guadalupe rivers. Buyers comparing similar communities on the Gruene side of town usually also look at River Place at Gruene and Riverforest.
The River Park
Not every home in Riada is on the water, but every resident has river access. The HOA maintains a private river park on the Guadalupe where owners can swim, fish, kayak, or paddleboard, or just sit on the bank. Deer and wild turkeys are regular visitors along the shore. For a buyer who wants river life without paying for river frontage, the park is the reason Riada makes the short list.
Schools in Riada
Riada is zoned to Comal ISD, one of the fastest-growing school districts in Texas. As of this writing, homes in Riada feed Hoffmann Lane Elementary, Church Hill Middle School, and Canyon High School. Comal ISD redraws attendance zones regularly as it adds campuses, so confirm current zoning with the district for any specific address before you buy.
Selling a Home in Riada
Riada is a low-volume neighborhood. Only a handful of homes sell in a typical year, the lots and houses vary widely, and river frontage changes the value of a property in ways a countywide price-per-foot average cannot capture. That makes pricing the hardest part of a Riada listing. Too few recent comps to lean on, and a wrong number in either direction costs real money.
Our listing agent, Frank Baker, has been a Certified Residential Real Estate Appraiser since 2000, and that background is exactly what a Riada seller needs: a valuation built on the property itself, not on a thin comp set. Frank's clients regularly credit his pricing accuracy, including sales at prices well above what other agents suggested listing for, along with multiple-offer situations and pre-market sales. He represented the seller on an off-market waterfront sale in Riada this year, closed without ever going on the open market. If you are thinking about selling, start with a home evaluation and we will walk you through what your property is likely to bring and whether a quiet, off-market sale makes sense for you.
Work With Riada Specialists
The Hill Country Luxury Group is the #1 producing group at Keller Williams Heritage, the largest Keller Williams market center in the world, three years in a row, with 200+ verified five-star reviews. Team owner Hunter Croan has sold in Riada himself, and a meaningful share of our team's business is off-market or never widely advertised, which matters in a neighborhood where listings are rare.
For buyers, Hagan Cohle was born and raised in New Braunfels and knows the Gruene side of town well. In a community this small, the right home may not be listed when you start looking, and Hagan's clients consistently point to his patience over multi-year searches and his access to off-market and pre-market properties. He also works regularly with remote and out-of-state buyers, including sight-unseen purchases supported by video walkthroughs, which fits Riada's mix of primary residences and weekend homes.
Riada Real Estate FAQs
Is Riada a gated community?
Yes. Riada is gated, with access off Bretzke Road near FM 306.
Does every home in Riada have river access?
Every resident has access to the HOA-maintained river park on the Guadalupe. Private river frontage is limited to the lots that back to the water, and those homes are priced accordingly.
How large are the lots in Riada?
Most homesites are multi-acre, and some exceed four acres. Lot size and river frontage vary from property to property, so check each listing individually.
How do you price a home in Riada when so few homes sell?
Carefully. With limited comps, we rely on Frank Baker's appraisal background to value the specific property, its acreage, and its river frontage rather than applying a neighborhood average. Request a home evaluation and we will show you how we arrive at a number.
What other New Braunfels neighborhoods are similar to Riada?
River Place at Gruene and Riverforest offer a similar mix of acreage and Guadalupe River proximity on the same side of town. For a broader comparison, see our guide to the best neighborhoods in New Braunfels.
