That size cuts both ways. There is usually something on the market, but the sections differ enough that two listings at the same price can be very different purchases. In a community where owners often sell to neighbors or sit on a lot for years before building, that access matters. Inside River Chase, that means knowing which units are on well water and which have water lines, where the long views are, how far a given street sits from the clubhouse, and what the covenants will allow on a lot. Living in River ChaseRiver Chase is laid out in two distinct sections. The original units, 1 through 3, sit on the west side of FM 306 and border the Guadalupe River. Units 4 through 10 make up the larger eastern section across the highway, with the majority of the community's homesites and the clubhouse complex. The two sides feel similar from the road, but the infrastructure is not the same: the western units are on well water with above-ground utilities, while the eastern units have community water lines and underground utilities. Both sides use aerobic septic systems. None of this is a reason to favor one side over the other, but it should be part of the conversation before you write an offer. Homesites range from about 1 acre to 25 acres, and every home in the community is custom built under the review of an architectural control committee. That process is why River Chase does not look like a production subdivision: no two houses match, and the mix runs from Hill Country stone and stucco to modern farmhouse to ranch-style homes tucked behind oaks. The property owners association is active, keeps annual dues low, and organizes a full calendar of events, food truck nights, and clubs. River Chase is not gated. Deer, turkey, and foxes are everyday sightings, and most owners consider that part of the appeal. A word on the river itself. Only a handful of homesites in River Chase, six by our count, actually front the Guadalupe. When one comes up for sale it rarely lasts long, and it belongs on The Lakefront Group's Guadalupe River homes page alongside the other river properties between New Braunfels and Spring Branch. For everyone else in the community, river access comes through the private River Park, which is a large part of why buyers choose River Chase over acreage neighborhoods without water. If a riverfront lot is the priority, Riverforest is the other community in this corridor with private river access and is worth comparing. Amenities and RecreationThe River Park is the amenity people talk about. It is 58 private acres on the Guadalupe with more than 600 feet of frontage, and owners use it for swimming, floating, fishing, hiking, picnicking, and camping. There is a pavilion and picnic space for gatherings, and the hiking trails run through the wooded portion of the park. Access is limited to owners and their guests, so it does not draw the summer crowds that the public river outfitters do. On the east side, the 32-acre clubhouse complex is the community's day-to-day hub. It includes the clubhouse and conference room, swimming pools, tennis and sport courts, a fitness building, a fishing pond, children's playscapes, a disc golf course, walking trails, and the Veteran's Garden and Park. The POA's committees and clubs use the clubhouse for everything from board meetings to holiday events, and the calendar stays busy year-round. Outside the community, River Chase is well placed. Gruene and Gruene Hall are a short drive down the road, and downtown New Braunfels, with Landa Park, Main Plaza, and the restaurant scene, is roughly 15 to 20 minutes depending on where you live in the community. Canyon Lake is about the same distance in the other direction on FM 306. Wimberley, Fischer, and Sisterdale make for easy Hill Country day trips. San Antonio runs 40 to 50 minutes and Austin roughly an hour, both traffic dependent. River Chase sits far enough from I-35 that highway noise is not a factor, which is one of the reasons buyers choose it over communities closer to the interstate. River Chase SchoolsRiver Chase is zoned to Comal Independent School District. Students currently attend Hoffmann Lane Elementary, which is on FM 306 just minutes from the community entrance, along with Church Hill Middle School and Canyon High School. Comal ISD is one of the fastest-growing districts in Texas and adjusts attendance boundaries as new campuses open, so families should confirm current zoning with the district for any specific address before making a decision based on a campus. Building or Buying in River ChaseRiver Chase works either way. Resale homes come on the market across all units, and lots are still available for buyers who want to build with a builder of their choice, subject to architectural review.
