It sits about 2 miles from Gruene's historic district and about 6 miles from downtown, with the Creekside shopping and dining district roughly 4 miles away, so residents get 2 to 3 acre homesites and river access without trading away proximity to town. New Braunfels itself supplies the rest: German heritage, live music at Gruene Hall, Wurstfest, and the rivers that made it one of the fastest-growing cities in the country in recent years. The wider Hill Country stays close too. Canyon Lake, Spring Branch, Wimberley, and Blanco are all easy day trips, San Antonio is roughly 35 to 40 minutes south on I-35, and Austin is about an hour north, both depending on traffic. River Access and AmenitiesEvery Riverforest homeowner has access to the community's private park on the Guadalupe River. Residents fish, swim, and picnic along the bank, and a quarter-mile walking path lined with mature cypress trees runs along the water. The neighborhood also has a private clubhouse, tennis and basketball courts, and a playscape for children. Riverforest is gated with controlled access, but it is not guard-staffed. Copper Ridge remains the only gated and guarded community in New Braunfels. Buyers who want a manned gate should weigh that difference; buyers who want a quieter gated setting a few minutes from Gruene tend to prefer Riverforest. Homes and Homesites in RiverforestRiverforest was developed between 2001 and 2007, and the homes are almost entirely custom builds on 2 to 3 acre homesites under mature live oaks. Styles run from Mediterranean and Tuscan-influenced to Texas Hill Country, and the finishes reflect those custom origins: iron entry doors, chef's kitchens, pools and outdoor living areas, oversized garages, vaulted ceilings, and multiple fireplaces are common. The most important distinction for buyers is the water. Only three homesites in Riverforest have true river frontage. Seven more sit on the bluff above the residents' park, with river views and privacy that give them a waterfront feel without the frontage (they are priced comparably to true waterfrontage). The rest are interior acreage lots. Because these three property types trade at very different levels, current pricing is best read from the live listings and statistics above rather than from any fixed range. Riverforest SchoolsRiverforest is zoned to Comal ISD. Homes in the neighborhood currently feed Hoffmann Lane Elementary, Church Hill Middle School, and Canyon High School, and Hoffmann Lane is one of the most requested elementary campuses among the buyers we work with. Comal ISD is one of the fastest-growing districts in Texas and adjusts attendance zones regularly, so confirm current zoning with the district for any specific address before you buy.
