Work With River Place at Gruene Specialists
River Place at Gruene is a hard neighborhood to shop from a listing feed. It is built out and it is small, so there is rarely more than a handful of homes available at any one time, and a buyer who waits for the right one often waits a while. That is the kind of search our team is built for.
Hagan Cohle handles most of our buyer work in this part of New Braunfels. He was born and raised here, and a good share of his business comes from clients who spent a year or more waiting for the right house on the right street. He is candid about tradeoffs, including the ones that do not show up in photos, and he regularly hears about homes before they are listed. For buyers weighing River Place at Gruene against River Chase, Riverforest, or the larger acreage communities west of town, he can walk through the practical differences in lot size, river access, drive time, and long-term resale rather than the marketing version.
On the selling side, Frank Baker has been a Certified Residential Real Estate Appraiser since 2000, and that background matters more here than it does in a large subdivision. When a neighborhood produces only a few sales a year, an automated estimate and a quick comp pull will not get a seller close. Pricing a River Place home means adjusting for lot position, build quality, and finish level against a thin set of comparables, then defending that number when the appraisal comes back. Frank does that work for our sellers as a matter of routine, and his reviews repeatedly credit his pricing accuracy for results other agents did not think were on the table.
Behind both sides of the transaction is Hunter Croan, who has been in Central Texas real estate since 2006 and built The Hill Country Luxury Group around off-market access and long-term local relationships. A meaningful share of our sales never hit the open market at all, which is exactly the advantage you want in a neighborhood this small.
Living in River Place at Gruene
River Place at Gruene sits about 2.2 miles from the heart of Gruene, close enough that Gruene Hall, the Gristmill, and the antique shops are a short drive rather than an outing. Downtown New Braunfels and Main Plaza are only a few minutes further. For everyday errands, the Creekside center with its H-E-B plus! anchor covers groceries, restaurants, and retail without a trip across town.
The setting is genuinely quiet. The neighborhood backs up to Riverforest along part of its rear boundary, so many homesites have neighbors on three sides at most, and the acre lots and mature oak cover do the rest. The gate is unmanned, which keeps dues reasonable while still cutting out drive-through traffic. Buyers who want a staffed, round-the-clock guarded entry should look at Copper Ridge instead, which is the only guarded community in New Braunfels.
Getting out of town is straightforward. Downtown San Antonio is roughly 35 minutes and Austin runs closer to 45 minutes via I-35, both depending on traffic and time of day. Canyon Lake, Spring Branch, Wimberley, and Blanco are all reachable as an easy Hill Country drive.
Homes and Building Requirements
River Place at Gruene is just about fully built out. The first homes went up around 2010 and there are only a few lots that have not yet been built on, so what comes available now is typically resale, one home at a time. That is worth understanding before you start looking, because inventory here does not behave like a builder community with a steady release schedule.
Every homesite is a minimum of one acre. Covenants set a floor of 2,700 square feet for single story homes and 3,300 square feet for two story homes, require exteriors of 100% masonry, brick, stucco, or stone, and limit fencing to metal or wrought iron. The result is a neighborhood of custom homes that vary in style but hold a consistent material palette, with the deep setbacks and mature trees that acre lots allow. Common features include oversized garages, wood floors, custom cabinetry, and outdoor living space built for Texas summers.
The Private River Park
The community's defining amenity is its private park on the Guadalupe River, which sits behind its own gate separate from the neighborhood entrance. It was built for actual use rather than for a brochure: picnic areas, BBQ grills, a large deck, and a paved water entry, all under towering cypress. Residents use it for everything from a weekday afternoon on the water to neighborhood gatherings.
One clarification worth making, because listing photos can blur it. River access here is shared park access owned in common by the community. Individual homesites in River Place at Gruene are not riverfront lots. If your goal is a deeded waterfront home with private frontage, that is a different search, and we would point you toward Guadalupe River properties directly rather than a neighborhood with a common park.
For buyers who like this model of shared private river access, River Chase and Riverforest work the same way with more inventory to choose from. If you want more land than an acre, look at Vintage Oaks, Copper Ridge, and Havenwood.
River Place at Gruene Schools
River Place at Gruene is zoned to Comal ISD. Students are currently assigned to Hoffmann Lane Elementary School, Church Hill Middle School, and Canyon High School.
Comal ISD is one of the fastest growing districts in Texas and adjusts attendance boundaries as new campuses open, so assignments that are accurate today can change. Confirm zoning with the district for the specific address you are considering before you make a decision based on it.
River Place at Gruene FAQs
Is River Place at Gruene gated?
Yes. The neighborhood is behind a gate, and the community's river park sits behind a second gate of its own. The entrance is not staffed. If a manned, 24-hour guarded gate is a requirement, Copper Ridge is the only community in New Braunfels that offers one.
Are homes in River Place at Gruene on the Guadalupe River?
No. The community owns a private park on the river that all residents share, but individual homesites are not riverfront. Buyers looking for a home with private river frontage should be searching Guadalupe River waterfront specifically, not this neighborhood.
How large are the lots in River Place at Gruene?
Homesites are a minimum of one acre. Covenants also set minimum home sizes of 2,700 square feet for single story and 3,300 square feet for two story homes, with 100% masonry, brick, stucco, or stone exteriors.
Is River Place at Gruene still building new homes?
Yes but only a few lots remain and all are privately owned. The community is nearly fully built out. Nearly everything that comes to market now is a resale, which is why availability is limited and homes here can sit unavailable for stretches at a time.
What schools serve River Place at Gruene?
The neighborhood is zoned to Comal ISD, currently Hoffmann Lane Elementary, Church Hill Middle, and Canyon High School. Comal ISD rezones as new campuses open, so verify current assignments with the district for a specific address.
How far is River Place at Gruene from Gruene and downtown New Braunfels?
About 2.2 miles to the heart of Gruene and a few minutes further to downtown New Braunfels. Downtown San Antonio is roughly 35 minutes and Austin about 45 minutes via I-35, traffic depending.
What other New Braunfels neighborhoods are similar?
River Chase and Riverforest offer the same shared private river access with more homes to choose from. For larger acreage, Vintage Oaks, Copper Ridge, and Havenwood are the closest comparisons.
